A metal roof can be structurally sound but cosmetically and protectively finished, the original factory coating faded, chalking and no longer shedding water the way it should. How a coating system works
After preparing the surface, cleaning, treating any corrosion and sealing laps and fixings, we apply a coating system designed for industrial metal roofs. The result is a renewed, fully sealed protective finish that resists weathering and restores the roof’s appearance.
Coating is most effective as a preventative measure on a roof that is still in reasonable condition. Applied at the right time, it can add years of service life for a fraction of replacement cost.
When coating is appropriate, and when it is not
Coating is the right answer when the roof structure and sheets are fundamentally sound but the protective finish has degraded. It is not a fix for a roof that is already perforated, badly corroded or structurally failing, coating over a roof that needs replacing only hides the problem.
We survey before we recommend coating, and if a roof is past the point where coating makes sense, we will tell you and discuss replacement instead.
What a coating system includes
A roof coating is a system, not a single coat of paint. It typically combines a biocidal wash to kill off moss and lichen, the treatment and sealing of corroded laps, fixings and fastener heads, a primer suited to the existing substrate, and one or more topcoats that provide the weatherproof, UV-stable finish. Each layer has a job, and skipping any of them is where cheap coating jobs tend to fail prematurely.
Reflectivity and the building below
Lighter coating colours reflect more solar heat, which can take the edge off summer temperatures in an uninsulated building and reduce the thermal movement in the sheets themselves. It is a modest benefit, but a real one on a large south-facing roof.
Minimal disruption
Coating systems are applied from the outside with the building fully in use, making this one of the least disruptive ways to extend a roof’s life. There is no strip-out and no internal exposure.
